Upon arriving the technician was informed about the issue. The technician went outside and removed the clean out plug and water immediately came out. The technician snaked the drain line from the clean out and cleared it successfully. It is recommended to Hydro Jett this drain line due to grease and sludge buildup. And camera inspection as well. Technician upon arrival noticed the sink was backed up. Technician went ahead and snaked the drain line from an outside clean out. The drain was successfully cleared and water is now draining properly. It is recommended that this drain line be Hydro Jetted due to heavy sludge, grease buildup. And a camera inspection as well. Upon arrival, when any faucet runs or toilet flushes, water backs up into floor sink due to a blockage in the main drain. Removed cleanout cap to the wall cleanout next to the floor sink and ran a 1/2” cable with two blades. Ran all 50 feet and had to add another reel to keep snaking. Snaked the blockage roughly 70 feet to clear. Ran the cable back and forth in the problem area and snaked an additional 15 feet while all three faucets running to ensure the blockage was completely clear. Also flushed the toilet multiple times. Ran the sinks and flushed the toilet for 15 minutes to ensure the drain is clear. The technician did not pull anything back on his blades. Warranty: No warranty without a camera inspection. Camera inspection recommended.

Upon arrival, removed the cap for the backwater valve and ran the hydro jetter all the way to the city sewer connection and back toward the toilet. Pulled out large chunks of grease and saw lots of grease come out of the line. Ran camera upstream and toward the city. The entire pipe is clean from the toilet stack to the city sewer connection. There is a small belly just before the backwater valve, but should be easily maintained with yearly jetting. Removed the washing machine and cut open the drywall to expose the laundry drain. Found at least 3 failures and fractures in the 2” abs pipe, including one right next to the concrete. The technician was able to successfully save the 2” fitting before the concrete and rebuild the San tee and p trap. Took photos of the work. Warranty: 90 day warranty on all work. JIG Plumbing will disconnect the water and electrical from the Chronomite and use the wiring to connect a 2 gallon, 120 volt water tank. The tank will store 2 gallons of hot water for immediate use. The tank can function at the current water pressure, however, the pressure to the building should still be addressed. We will remove the Chronomite to allow for room. Upon arrival customer had stated that there hot water had temporarily stopped producing hot water. Jig plumbing was able to call Rheem and confirm that the heater was under warranty. Upon arrival, inspected Rinnai tankless model RUS75e (REU-KCM2528W-US) and looked for damage. The unit is less than 20 feet from the meter and connected with a 1/2”x36” gas flex line. The flex line is undersized for the unit by over 90,000 BTUs. Had Chris run hot water in the kitchen, lav faucet, and bathtub to attempt to generate an error code. With the current outside temperature, no error code was generated. Chris said the unit would show a 12 error code. JIG Plumbing will flush the unit with a tankless descale solution to flush the heat exchanger of scale buildup. We will do this by connecting to the isolation valves and run a solution through the heat exchanger using a sump pump and a 5 gallon bucket. Upon arrival, technician was shown the kitchen faucet that is not producing hot water. Removed the trap cover and removed the two panels on the Chronomite. Tested the aerator to make sure it is a low flow and tested the Chronomite with various pressure levels by opening the lever only part-way. Turned on and off the unit with its hard-wired switch and checked to make sure the unit is getting power with a non contact voltage tester, the unit turns on for several moments and then shuts off several seconds later. Looked for the manifold since the existing unit is rated with a maximum operating pressure of 80psi. The pressure is currently 85 psi, which may be affecting the units functionality. Brock confirmed the unit is from 2022, and three years is a reasonable lifespan for the unit. Called the supply house for parts cost and presented six options to Armstrong, waiting for approval. Upon arrival, garbage disposal is not functional and water is backing up on the disposal side. There are three cheap multiturn valves, one under the kitchen sink, and two valves for the two toilets. The whole house shut off and water heater shut off are both old and corroding gate valves. The hall shower leaks at the handheld connection to the shower arm. Caulking to the kitchen sink is failing. Recommendation(s): Jig Plumbing will replace the garbage disposal in the kitchen with a brand new and functional garbage disposal. We will also replace the garbage disposal collar, which is the connection to the sink. We will make sure every connection is water tight and we will reconnect the existing drain line to the new disposal. We will also repair the hall shower arm for free to stop the leak. Upon arrival JIG plumbing started inspection of previously performed plumbing work by separate company. Upon inspection of work it was noted that a few issues exist. 1.) The additional liner footage on the 3" main line towards the house was only about 2ft making the total lined footage 22ft not 30ft. This liner is also peeling , has areas that are masses or clumps, and appears to already be failing. This line appears to have been brush coated but no clear verbiage on which process was used and why 2.) At the septic tank the previous company did not pump the tank as stated in work scope and customer had to have pumped out. 3.) The riser that sweeps towards the septic tank is not installed well and the cap is difficult to remove (these should be threaded clean out adapters not jim caps). 4.) The kitchen line that was brush coated with epoxy is also in question as it has areas of excessive accumulation, areas where it appears that the epoxy is barely present, and it appears to not have be

We will inspect the toilet and the flange to make sure both are in good shape. Once the toilet is reset, we will add a clear caulking sealant to the base of the toilet for a clean finish. Upon arrival, the technician was shown a kitchen faucet that was spraying out of the buttons on the spout when on and a bathroom faucet that had been leaking at the aerator down into the faucet which caused the faucet to corrode at the mounting hardware and inside the faucet. The technician then upon approval replaced the bathroom faucet with a new single handle chrome faucet along with inspecting the shut off valves and drainage underneath the sink. The technician then replaced the kitchen faucet with a new single handle chrome pull down faucet along with a thorough inspection of the shut off valves and drainage underneath. Upon arrival the technician was shown a leak at the kitchen sink. After further inspection, the technician found that the RO faucet rubber gasket at the base of the faucet was not properly installed which allowed water to leak from the base of the faucet to underneath the sink. The technician then reinstalled the RO faucet as best as possible and applied silicone to the base of the faucet for extra security and also applied silicone around the top of the sink per customer request. On arrival technician made a 12“ x 12“ square incision within the cabinetry. Technician then was able to diagnose and conclude that there was a pinhole leak occurring on a half inch copper line. Technician removed section of pipe and utilize pro press couplings in order to eliminate the leak. Once scope of work was complete technician then pressurized home to ensure that there are no leaks and optimal flow is occurring.

JIG Plumbing will install a customer supplied water heater, as the existing is leaking and still covered under warranty. Technician will also install new ball valve style shut off, new stainless steel flex lines, new drain pan, and new earthquake straps. The existing heater will be drained and taken to the nearest Home Depot in order to exchange out the unit. Once the exchange is complete, the new heater will be installed in the permanent location in the heater stand, and connected. The heater will be filled and lit, then inspected to ensure there are no leaks off further issues. The old heater will be hauled away at no additional charge. Parts and labor warranty up to one year from date of service. No warranty on any customer supplied material.

Upon arrival, customer stated there was a back up issue at the kitchen sink. I was able to test the line and sure enough water was backing up on both sides of the sink. JIG plumbing will perform a basic clearing of the stoppage with a cable machine threw an outside clean out located at the back end of the kitchen sink. After cabling the line, a massive amount of grease was pulled back. Warranty will be voided due to the amount of grease buildup.
