The technician used an electric toilet auger to clear the stoppage and then flushed the toilet multiple times with lots of toilet paper to make sure the toilet flushed properly. Replace the bathtub drain mechanism. Includes the trip lever and strainer. We will also need to replace the bathtub p-trap as well. The previous waste and overflow was not installed properly and came apart. If we need to break concrete to get to the trap then the price could increase as discussed. Update: did not have to replace bathtub p-trap but had to break concrete in order to evaluate condition of the trap and to access a good section of pipe to connect to. Upon arrival technician was able to determine cause of problem occurring with Roman tub faucet. In conclusion to diagnosis technician was able to determine that the set screw meant to secure the handle is currently missing and would need replacement.

Arrived to camera and locate sewer line for proposed repairs. Upon scope of work found that additional work was required due to damages and improper plumbing connections. Excavation and repairs to sewer line were completed with descale and jet of sewer line to flush scale and dirt build up from line to city connection. Additional recommendations for sewer liner installation will be given upon completion.

Tested water temperature for hot water temperature. The temperature did not read higher than 100.4 degrees Fahrenheit. Observed the water heater drain hose bib slightly open and leaking. It would be improper to test the temperature from the water heater drain as the temperature regulator was installed on the hot water line after the water heater.

Technician will have to isolate water to home to begin the modification of copper piping connections on the water heater. Technician will install mixing valve in order to properly manage water temperature. WARRANTY: 1 year on leaks, labor and material.

Upon arrival technician located a total of two leaks occurring at the drain spout of the water heater and a small drip accumulating at the gate valve above the heater.

Will use electronic leak detection systems to determine and isolate potential pressurized water leak within the home. Will check the main water feed, as well as various fixtures within the home to determine potential leak locations. Upon inspection of home and water system, damp areas were seen in attic roughly above where the homeowner is seeing water intrusion. The leak detector could not pick up any pressurized leaks at the main, nor throughout the home. It is the technicians belief that the leak is from outside water, and is structural related, not plumbing.

Master bathroom shower, master bathroom lav, hallway bathroom tub, and laundry sink all were slow draining. Pulled hair out of master bathroom shower and pulled lint out of laundry drain on cable. Used electric snake to clear master bathroom shower and laundry sink. For master bathroom lav, removed the pop up and cleaned all hair and debris. For the hallway bathroom tub, removed hair and debris from tub shoe. Tested drains thoroughly for proper drainage after work was performed. Install a 4” center faucet for laundry due to existing faucet leaking. 1 year warranty on laundry faucet. 30 day warranty on stoppages

Inspection of leaking toilet in master bathroom. Toilet is leaking from fill valve and tank to bowl kit. This was caused due to age and condition. Recommend replacing toilet but provided estimates for repair or replace options.

Use drain snake to clear main sewer line and open the drain. Will also use camera to inspect line to determine the cause of the stoppage. Will replace stems and seats for 3-handle tub/shower valve in hallway restroom.
