Island prep sink drain is extremely slow, and likely has buildup similar to the main kitchen sink and needs to have the drain snake used to break up the buildup. Will do partial removal of upstairs, master, Toto toilet, as existing fill valve and flapper our original to toilet, and I no longer functioning properly. Fill valve takes a disproportionately long amount of time to fill up the tank, it is likely full of debris. Will install new fill valve in order to correct this issue. Tub valve, repair, or replacement will be on a separate estimate, as digital investigation needs to be required in order to properly diagnose and assess the situation.

Existing pressure regulator is no longer reducing pressure, and appears to not allow full flow of water. Will replace unit with new regulator, and rebuild piping to accommodate the regulator.
