Water heater is working properly, a shield was installed to prevent water from going into the cabinet.
Supply and install new 40 gallon nat. gas water heater up to code and manufacturer specifications.
Upon arrival noticed that the dishwasher water line was not connected to the shut off, neither was the drain line connected to the garbage disposal. Both lines were connected and tested for leaks, and proper drainage!
Replace dual iron pipe outlet emergency shutoff valve for the hot side to connect the dishwasher. A cap was left on the dishwasher connection side, so water can be on for kitchen sink faucet. Dishwasher line or dishwasher was not installed.
Diagnosis was done and found that the hot side angle stop doesn’t shut off the water. Angle stop seems to be frozen, stuck! there is a water shut off on the north side in the patio area, it’s an old gate valve! Unfortunately to work inside this unit, the water has to shut off to all 8 units. All the tenants have to be informed! First attempt will be trying to shut off the water at the gate valve!, if that fails we will have to shut the water for this unit at the curb out front.
After a quick evaluation, came to find out , that once the dishwasher was turned on, water started to leak from underneath internally! Water leaking making its way on to the tile floor in front of it. Recommend replacing the dishwasher. Also the dishwasher air gap was unscrewed and left loose underneath the sink. This was replaced by a water filtration faucet. And the bottom of the cabinet is also heavily damaged by water!
