Day 1: Upon at, the technicians were shown a shower and a tub/shower that had both been demoed and were instructed to replace the shower valves and the shower drains. The technicians were also instructed to cut and cap the icemaker line in the attic. The technicians then shut off the water to the home and cut out the existing shower valve and tub/shower valve and installed the new customer supplied valves in their place at the previously discussed locations along with the connection for the shower arms and the rain shower head. The technicians also cut and capped the icemaker line in the attic. Day 2: the technicians broke concrete around the existing shower drains and installed new p-traps and the customer supplied shower drains to center in the shower and the tub/shower.

Upon arriving inspected the toilet and noticed it was loose and moist around bottom of toilet. Technician replaced the flange,installed new wax rings and reset the toilet. Flushed several times to make sure no leaks.

Cleared shower drain and lav drain through shower p-trap with an electric snake. Also the brushed nickel shower head had broken apart due to failed parts. The tenet found a box of home trim under a sink what had a new chrome shower head. The technician installed the shower head and tested work thoroughly for leaks and proper draining. No warranty due to improper access. Recommend installing a cleanout on the exterior vent.

Upon arrival the technician asked what was backing up and the customer said that only the shower, the technician did a quick inspection and found only the shower to back up. The shower was snaked at trap and line, accumulation out. Shower draining properly.

Cable kitchen line through vent access at roof, heavy sludge and accumulation out. No warranty.tenant also stated that the garbage disposal was leaking from the reset button under it. Recommend hydro jetting drain line thru a dropped trap.

Upon arrival the technician was informed of a small leak in the home causing the water to constantly run. The technician inspected the toilet and found a warped toilet flapper and failed fill valve. The technician then replaced the flapper and fill valve within the tank of your toilet. Inspected the other plumbing fixtures and exposed water lines and found no other leaks. Warranty: 90 day parts and labor warranty.

Upon arrival, the technician will shut off water to the home and disassemble the upstairs shower handle to expose the Moen Posi-temp cartridge. Once exposed, the technician will remove the cartridge and clean out the valve as best as possible and replace the cartridge. Then the technician will reassemble the handle. Next the technician will replace the hot and cold emergency shut off valves underneath the downstairs bathroom sink. The technician will then turn back on the water and test both the upstairs shower and the downstairs bathroom sink emergency shut off valves. Finally the technician will then replace all of the tubular drainage for the kitchen sink which will include an end waste outlet, p-trap, extension tail piece, and extending the abs drain to reach the P-trap. Warranty: 120 days parts and labor for shower cartridge 1 year parts and labor for emergency shut off valves and kitchen drainage and garbage disposal.

Existing water line for the cold side of the laundry is leaking, and the homeowner would like to rebuild it. JIG Plumbing will run a new section of PEX piping in order to reconnect the water line, using push couplings. The laundry line will hen be tested to ensure there are no further issues. Pressurized water leak is coming from behind where the washing machine is located. In order to locate the source of the leak, the drywall and sheer wall will need to be removed in order to properly inspect and diagnose the issue. JIG Plumbing will open a section of wall in order to inspect and diagnose the issue, and then provide options to correct it. No drywall will be put back, but a drywall contractor will be referred upon request.

Downstairs back bathroom from addition has a branch main line stoppage. Technician attempted to clear the stoppage from a 3” wall clean out in the restroom wall left of sink. Technician was unable to clear from there. After walking around the property the technician found another ground level clean out by the North East door to the back addition. That clean out was also backed up,the technician attempted to snake from the 2”clean out with the main line machine and was successful! After the drain line was clear,water was run from all fixtures on bathroom. After the line was cleared the shower was also snaked because of the amount of debris in it. Line is clear everything works properly.

Inspected the home and provided four estimates to address the various discovered plumbing problems with satisfactory recommendations. We will return Wednesday morning between 8-10am JIG plumbing will replace upstairs master toilet with a new elongated toilet. We will replace the emergency shut off valve and water supply line, wax ring, and toilet bolts, checking for leaks. We will replace the kitchen faucet to prevent drips/ faucet leaks from the spout. We will replace four additional emergency shut off valves: upstairs master bath three original emergency shut off valves to the two faucets (one is already new), and downstairs hot side emergency shut off valve to hall faucet. Two year warranty on the toilet and angle stops, one year warranty on the kitchen faucet. Instead of replacing only one angle stop downstairs in the hall bath, replaced both angle stops so tenants will not have issues with it in the future. Complimentary.

Kitchen sink and laundry drain line stoppage. Technician was able to locate a clean out from the kitchen sink and snake and hydro jet the drain line. Accumulation out. Drain line was tested and drained properly. 60 day warranty barring any abuse .

Made temporary repair to burst water line in wall of garage until return trip to make permanent repair.

Rebuild toilet in hallway, with new fill valve, flapper, and handle, as existing handle is broken and the fill valve is taking a long time to fill up the toilet bowl

JIG will supply new 1" ball valve, 1" prv, then reduce to 3/4" as original was built this way then install new 1/2" hose bib off of 3/4" line and reconnect in wall that is already exposed to existing 3/4" copper. 1 yr parts and labor warranty.

Upon arrival technician noticed after a quick inspection that the basket strainer was leaking, and had corrosion buildup around it, also the faucet had a constant water drip. The technician went ahead and replaced the basket strainer, and removed the stems on faucet to put new O rings. Also the technician noticed the sink was not secure, meaning it’s loose from the counter top, this could also be a reason why water was leaking under into the cabinet. Technician went ahead and put caulking around the entire sink and put some tape around it, tenant is aware it has to be dry for about 24 hours. The caulking is only a temporary fix, this has to be sealed properly to avoid future leaks. The faucet stopped dripping, and the basket strainer was also tested for leaks.

Upon are, the technicians was show a faucet with no water pressure and another faucet with weak water pressure. Disassembled the spout on both of the faucets and removed scale debris from the aerator within the spout. Once clean, the technician replaced both of the o-ring gaskets on both of the faucets reinstalled the spouts. Upon testing the faucets the technician found that the hot water was very white and cloudy and the cold water was clear. Recommend a filter at the electrical water heater to help filter out the scale to prevent further issues with clogged faucets.

JIG Plumbing did excavate area outside of the restrooms to gain direct access to the sewer line, and remove a section of sewer line in order to install a two way clean out. The clean out is installed, the Hydro Jetter was inserted to clear the line of roots and debris. The Hydro Jetter was ran, the camera was reinserted to reevaluate the drain line.

The whole house appears to be backing up whenever the restrooms are used. Given that there is no ground level clean out able to be located, access from the roof will be the best option. JIG plumbing will use drain equipment from the roof vent to clear stoppage in the line. Once the stoppage is cleared, the drains will be tested to ensure proper flow of water and functionality. No warranty due to improper access. Estimate to connect existing washer and dryer to the hook ups in the garage, and put the drain in the sink, as there is no existing location for the laundry to drain independently. Existing drain line is open, but slowly draining, and has multiple root intrusions. Due to lack of a ground level clean out, the main sewer line will continue to need to be serviced from the roof until it clean out is installed. Hydro jetting is recommended in order to clear the line of roots and debris. JIG Plumbing will excavate area outside of the restrooms to gain direct access to the sewer

JIG will drain existing water heater due to its current condition. Technicians will then install Bradford white water heater up to California Code standards. Technicians will install new emergency gas shut-off, emergency 1/4 water shut-off, steel braided supply lines, gas sediment trap, water heater pan (if applicable) and TMP valve. JIG will rebuild existing three handle shower valve utilizing and installing new stems, seats and gaskets in order to attempt to eliminate on going leak and constant water flow. Once completed technician will pressurize system to insure there are no more leaks. WARRANTY: 6 year manufacturing 1 year on leaks, labor and material

Upon arrival technician was able to confirm that the existing water heater is currently cracked causing a small drip. Technician was also able to confirm that the three handle shower valve will need to be re-built utilizing new stems and gaskets.

Disassembled dishwasher drainage and found no stoppage. The problem with the dishwasher draining must be due to the appliance itself. The customer has an appliance technician arriving tomorrow to inspect the dishwasher.

Upon arrival home requested information in regards to noises coming from the heater and information in regards to conditioning systems and softening.

Replace flush valve canister piston and gasket on kohler toilet. Also provided the customer with a bottle of PT-BIO1. Warranty: 90 day parts and labor

A section of the main line sewer drain pipe will have to be replaced and Jig Plumbing will also install a 2 way clean out. This repair will be done right underneath the AC condenser unit.
